Level 2 Home Surveys
Choose a RICS Level 2 Home Survey if you would like extensive information while buying or selling a conventional property built from common building materials in reasonable condition and simple in form and layout (for example, a property that does not have multiple alterations or extensions).

Level 3 Home Surveys
Choose a RICS Level 3 Home Survey if you want the most comprehensive survey report if you’re dealing with a larger, older or run-down property, a building that is unusual or altered, if you’re planning major works, or if there are known problems and defects.

STRUCTURAL SURVEY
Specific Defect Report
A Specific Defect Report (also known as a Structural Survey or Structural Inspection) is a type of building survey to assess a particular problem or suspected problem with a building’s condition or structure.

The survey will look at specific problems encountered with the structure, such as cracking or damp penetration etc, to advise on the cause any further investigations required and the recommended remedial action to ensure the long term integrity of the structure.
​
Unlike a Level 3 RICS Home Survey, the defect report focuses on just one specific area of concern, instead of commenting on the whole property.
These surveys may be required if your mortgage valuation identifies any problems or concerns that your lenders may have regarding the property. Alternatively, you may have already had a survey and want a valuable second opinion regarding a specific problem or concern. Or, it may be your own property, and you have identified a problem that requires professional advice.

Meet the team

Director
Gordon McEwan
Gordon is a Chartered Construction Manager, RICS Accredited Surveyor and Insurance Professional, holding MCIOB, AssocRICS and Cert CILA qualifications in addition to a BSc(hons) Building Surveying Degree.
​
Before founding PROJECT & SURVEY, Gordon specialised in the investigation and remediation of properties affected by subsidence damage. Gordon has surveyed over 3000 properties affected by structural movement, has managed regional teams of Engineers and lead the service delivery of subsidence claims as Head of Subsidence for a global Loss Adjuster.

Prior to this Gordon worked within the Prime Central London Residential Market, providing core Building Surveying Services to Property Owners and Property Managers alike.
