This service includes a thorough inspection, further non-intrusive investigation, and detailed advice regarding defects, including recommendations for remedial works and estimated costs.

FREQUENTLY ASKED QUESTIONS
When is the the best time to get a survey? As early as possible, ideally right after your offer is accepted. We recommend making your offer subject to survey so you’re not locked in before fully understanding the property’s condition. This gives you room to renegotiate or withdraw if serious issues are uncovered.
Is getting a survey worth the money? Ask yourself, can you afford not to? If you can’t afford the price of the survey, can you afford the hefty cost of house repairs down the line? Homeowners Alliance reported 1 in 3 people went on to save money after having a survey. The majority of clients who had a L3 survey recouped at least the cost of their survey.
If issues are found on the survey will the sale fall through? Not necessarily. It’s common for surveys to uncover issues, but that doesn’t mean you have to walk away. The survey is there to inform you, if defects are identified, especially costly ones, you can use the report to obtain repair quotes and renegotiate the purchase price accordingly. This way, you’re better prepared and can budget for repairs with contractors of your choice. If the sale does fall through, we offer 10% off your next survey as a goodwill gesture.
I’ve received my mortgage valuation, why do I need a survey? It’s important to understand that a mortgage valuation is not a survey. Many buyers assume it offers the same insight, but it doesn’t. A mortgage valuation is carried out for your lender, not for you, and is designed solely to confirm the property is worth the amount being lent. It often overlooks serious defects unless they directly impact the lender’s security. In fact, over half of mortgage valuations are carried out remotely as desktop assessments, meaning the valuer may never visit the property. An independent home survey, by contrast, is carried out on your behalf and gives you a clear understanding of the property’s true condition, helping you make an informed decision before you commit.
How come you offer fixed fees whilst other surveyors quote based on property value? We believe fees should reflect the time and expertise required, not the property’s price tag. In London, a £500k and £1m property can be nearly identical, with the lower-priced one often needing more work. Charging more just because someone can pay more feels like opportunistic pricing. We don’t work that way. Our fees are fixed and based on the time involved and the value we provide, not your budget.
Another surveyor can do a survey for cheaper, can you do it for less? We greatly value our work and the efforts we strive in achieving one of the leading, and most highly professional surveying services in London. We strongly believe our fees ultimately reflect value for the level of service we provide to all our clients.
How do I book my survey? Once you have input your details in the booking form you will gain access to your client account where you will be able to manage your booking directly. You will then be asked to e-sign terms and taken to a secure payment page. Alternatively, you can contact us on 020 4603 7600 or info@projectandsurvey.co.uk and our admin team will be more than happy to assist you through the booking process.
How do I pay? We accept different methods of payment, including debit / credit cards and bank transfers. You will be able to find a secure payment link within your client account, or alternatively our bank details can be found within the terms document. I have paid for my survey what happens now? Once you have completed the instruction process, and we have received your signed terms and payment, we will proceed to book your survey appointment and you will be notified of your scheduled survey appointment date. Following that, if there are no issues, you may not hear from us again until we have completed the survey inspection. Once your survey has been successfully completed you will be notified by email and provided with an estimated delivery date for your report, in line with our report delivery timescales which can be found in the terms and conditions.
How will I receive my report? Our survey reports are as standard delivered electronically via PDF format. You will be notified by email when your survey report is ready and available to download via your client account. There will also be a direct link contained within the email for you to download your report. We do not provide hardcopy reports.
Are you regulated by RICS? Yes, we are regulated by RICS. The RICS Regulation scheme sets out to reinforce professional standards and raise consumer confidence in the delivery of professional advice to the highest standard level.
Are your surveyors qualified? Yes, all of our surveyors we employ are qualified and members with the Royal Institution of Chartered Surveyors (RICS), which is the leading regulatory authority in the industry. Many of our surveyors also hold additional qualifications within the surveying and property industries.
Does my report include a valuation? No, our surveyors are not registered valuers and therefore we are unable to provide valuations.
Can I accompany the surveyor during the survey? No, unfortunately, we do not allow our surveyors to be accompanied during their survey inspection, most notably for insurance and company compliance reasons.
I need to cancel my survey, what is your cancellation policy? We understand sometimes things change, and therefore our policy is no survey, no fee. We do not charge cancellation fees. For full details regarding our policy please refer to our terms and conditions.
How long does a survey take? This is subjective to each individual property, and will depend on many factors including, the size of the property, the condition of the property and the type of survey being undertaken. On average they usually take between 2 to 4 hours.
How many surveys do your surveyors undertake each week? In order to maintain the highest level of service, our surveyors only undertake 3–4 surveys each week. This ensures they have the time to thoroughly inspect each property, prepare detailed, high-quality reports, and provide personalised follow-up support if needed.
